Serving Coral Gables, Homestead, Miami and Doral and the rest of Cutler Bay — new installations, upgrades, repairs and long-term maintenance.
Miami metro
With about 43,000 residents, Cutler Bay is one of Florida's larger cities, part of the Miami area. Buildings here range from downtown offices and apartment towers to hospitals, hotels and homes adding residential elevators.
Across Coral Gables, Homestead, Miami and Doral, we see a wide range of equipment: original hydraulic elevators in low-rise buildings, traction elevators in mid- and high-rises, and newer machine-room-less systems in recent construction. Each needs a maintenance approach that fits its age and how hard it works.
Long hot seasons stress machine rooms and controllers; cooling and ventilation checks belong in every maintenance plan.

FAQ
Clear scope (which parts are covered), response times, callback handling, records access, term and price escalation. We'll review yours.
It depends on the device and how hard it works. the elevator safety code (ASME A17.1 / CSA B44) requires a written maintenance control program for every device; we set intervals from actual use and callback history.
In Florida, elevating devices are regulated by the state Bureau of Elevator Safety (Chapter 399, Florida Statutes). Devices need a valid licence or permit and periodic inspection; work must be done by qualified contractors and mechanics.
Price depends on the lift type (hydraulic, machine-room-less, platform), number of stops, shaft construction and finishes. A site visit lets us quote accurately.
Hydraulic oil thickens in the cold. Unheated machine rooms or pits are a common cause; heating or an oil heater usually fixes it.
